The ownership regime in Mani does not allow the existence of many large properties for the development of hotel industry.
Concisely, a plot of at least 4000 m2 is necessary for the erection of a hotel.
For plots up to 50000m2 the structure may cover 20% of the plot's surface.
For plots up to 100000m2 after the 20% of the 50000m2 of the plot's surface is constructed( according to previous rule), at the rest of the plot, a structure may be erected that covers the 15 % of its surface.
For plots larger than 100000m2 after the first 100000m2 are built as stated before, at the rest of the surface a structure that covers the 10% may be erected.
Another demand is the road that must give access to the plot. This road must have been acknowledged by the authorities, must be of common use, accessible, with a minimum width of 5.50 m ( private roads are not allowed).
On a plot, more than one building is allowed to be erected.
Special interest is shown at the area for the construction of small tourist units with detached furnished houses according the E.O.T. (Greek Organization of Tourism) legislation. A summary of the most important E.O.T. regulations follows, such as to help you choose a plot, if you have an interest for such an investment.
PLOT'S LOCATION CRITERIA
1. The plot may be located in areas that house erection is allowed i.e. in areas outside planning zones, inside town/village planning zones but not inside a circle with a radius of 800 m from the center of a stationary village. The plot must have even titles and be buildable. Also it must not be in areas of forbidden house erections.
2. The plot must be easily accessed by a public road of proper quality and of width more than 3.50m (the road's width is certified by the local authorities). Private roads are not accepted as access roads towards tourist establishments.
3. It should not be affected by neighboring noisy establishments and any sources of noise pollution.
4. It must be close to an organized house estate center in order for the easy supply of food and necessary items.
5. It must have easy water supply (drinkable and for other uses) 300lt/person in a daily basis (it is certified by the local authorities)
6. It must not be characterized as a forest area (certified by the forestry department) for areas outside the planning zones.
CRITERIA OF THE PLOTS FORMATION
1. The plot must be even in titles and buildable and it can accommodate a structure under the same regulations that must be followed for housing.
2. Its size must be such as to have the ability for the erection of at least two or three houses ( in order for the investment to be profitable) At this point we must report that the housing regulations of E.O.T. are the following :
a. Studio house for 2 people with a total covered area 40m2. It includes 1 main room ( bedroom-living room- kitchen, which cannot be divided by a wall) and 1 bathroom of a 2.8m2 (minimum size).
b. House of 2 main spaces for 3 people of a total size 60m2. It includes a room for the use as living room ? kitchen , a bedroom and a bathroom of a 2.8m2 (minimum size).
c. House of 3 or more main spaces . For every bedroom that is added the allowed total least area is increased by 15m2. Every house is allowed to accommodate up to 10 people ( 4 bedrooms). In addition every house must have its own landscape (yard) of at least the same size as the house and to fulfill its privacy.
Attention: Approval of a plots appropriateness is not certified by E.O.T. if the plot is a part of a wider area ( like part of an area that belongs to more people)
