Are exterior (or static) walls included in total m2 areas of properties? |

The answer to this is two-fold. When a property is being detailed e.g. in a sale, it is commonly understood here that the m2 area of the property includes exterior walls. However, when applying for a building license provinicial council will stipulate a maximum area that can be built and with regard to properties constructed with stone this area does not include the exterior walls. Usually the allowance approved is of a building up to 200m2 which is refers to the interior area only as stone walls are 30-35cm thick and encroach heavily onto what amount of building work can exist.
